In our experience, planning permission is rarely needed for a garden room in Leeds; most of our builds sit comfortably within permitted development. Where permission or another form of consent is required, we point customers to Leeds City Council to handle the application themselves, and can put you in touch with contacts who help with the drawings some applications ask for. We do ask that any necessary permissions are sorted before we arrive on site, as this is set out in our terms and conditions.

Yes! We’ve completed installations in several Leeds conservation areas, including Adel, Bramhope and Chapel Allerton, none of which needed planning permission. We always work closely with the relevant planning department on materials and design where it’s a concern: cedar cladding tends to be very well received, whereas dark composite finishes can be more likely to raise questions, as they’re seen as less in keeping with the area. Our standard garden room in Leeds starts from £13,995, which includes anthracite UPVC doors, four double electric sockets, external up/down lighting, a ceiling light, laminate flooring and 0.5m of composite decking. Every build is fully insulated and finished throughout, with foundations, insulated roofing and guttering included as standard.

The main things that move the price up are size, additional decking, and cladding choice; standard composite and cedar cost the same, with a small uplift for a slatted composite finish. Yes! Our smallest standard footprint is 2.5m x 2m (2,230mm x 1,730mm internally), which is a great fit for a compact home office. We built exactly this for a customer in Bramhope who needed a small, functional office tucked into their garden.

For access, we generally need around 40cm of clearance alongside the building so our team can safely work behind it. If your garden is tighter than that, it’s still worth talking to us as we’ve built right up against a boundary before, even taking down a neighbour’s fence to build from their side and reinstating it fully once finished. We can also build the frame separately and manoeuvre it into its final position, which helps in trickier spots.

The main practical considerations are getting materials like roof sheets and cedar cladding into the garden, and ideally somewhere nearby to park our vans. You don’t need to be home for the main build, as long as we know the exact location and have access to power and water – an extension lead through a window is fine – though the electrician will need brief access inside the property for the consumer unit and internet router when they come to connect everything up.
